Sprinkler System Yearly Tests/Certification
Insurance companies and local governments/municipalities require yearly testing and certification of fire sprinkler systems.
According to National Fire Protection (NFPA) Code; NFPA 25: Standard for the Inspection, Testing, and Maintenance of Water-Based Fire Protection Systems; recommends that Waterflow devices, Valves supervisory devices, and Supervisory signal devices be tested semiannually and Main drain tested annually.
The Insurance Service Office (ISO) publishes a Commercial Fire Rating Schedule (CFRS). Section 402 of the CFRS requires building owners to have annual inspections of sprinkler systems to enjoy the “sprinklered” service rate.
In the standard insurance endorsement, it states;
“We will not pay for loss or damage caused by or resulting from fire if, you:
…Failed to maintain any protective safeguard listed in the Schedule above, and over which you had control, in complete working order.”
R.M. Thornton, Inc. has trained fire sprinkler technicians who can test sprinkler systems and fire pump (if applicable), to not only ensure that the system is functioning to safeguard employees but also to furnish reports to the insurance company to properly document due diligence.
